After more than 10 years without a new private condominium project launch in Lorong Chuan, the arrival of Chuan Park on the market saw some frenzied home buying, as the 916-unit development shifted 76% of its units on the launch weekend in November 2024.
The success of the launch was likely attributed to a combination of pent-up demand in the area and superior locational attributes, being on the doorstep of an MRT station, near schools and other amenities. The preview of Chuan Park had drawn 5,000 visitors on the first day, which indicated the healthy interest for homes in Lorong Chuan.
For prospective buyers who have missed out on Chuan Park, there is another opportunity to buy into the area as the government has rolled out two residential sites in Chuan Grove. In a tender that closed on 8 July 2025, one of the sites attracted seven bids, with the top bid of $703 million - translating to a land rate of $1,376 psf per plot ratio (psf ppr) - submitted by a joint venture between Sing Holdings Residential and Sunway Developments.
The new project on the 1.58-hectare Chuan Grove plot can yield around 555 residential units, and the plot is the first GLS residential site to be released for tender in Lorong Chuan in nearly 16 years.
A blend of connectivity and convenience
The upcoming development in Chuan Grove will be surrounded by and well-connected via pedestrian linkways and cycling networks, improving first and last-mile connectivity in the area. Future residents can also look forward to the parks and amenities to be added to the area, which enliven the neighbourhood and offer greater convenience.
Of note, the Chuan Grove plot is minutes' walk to the Lorong Chuan MRT station on the Circle Line (CCL) which is one stop in each direction to the Bishan and Serangoon MRT interchange on the North-South Line (NSL) and the North-East Line (NEL), respectively. This vastly improves connectivity, and come 2026, the completion of three stations on the CCL - Keppel, Cantonment, and Prince Edward Road - will close the CCL loop and enhance the commuting experience.
Amenities and Schools
There is also no shortage of amenities around the Chuan Grove site. The upcoming development is conveniently located opposite the New Tech Park, a six-storey industrial building with a two-storey retail extension known as NTP+, where future residents can get their retail and F&B fix.
A plethora of shopping and dining options are also available within one or two MRT stops away, such as Junction 8 at Bishan, NEX shopping mall at Serangoon and The Woodleigh Mall, which are just one stop away from Serangoon. There are also future plans to transform the existing Bishan Town Centre into a sub-regional centre. Upcoming developments in Bishan are expected to include a new hawker centre, polyclinic, more office spaces and a landscaped pedestrian mall. For nature lovers, the sprawling Bishan-Ang Mo Kio Park is a short 10-minute drive from the site.
Besides commercial amenities, Chuan Grove is also well-positioned near a myriad of schools. Primary schools within 1-km from the plot include St. Gabriel's Primary School, CHIJ Our Lady of Good Counsel, Kuo Chan Presbyterian Primary School, and Yanzheng Primary School. Meanwhile, tertiary institutes like Nanyang Junior College and international schooling options, such as the Australian International School, and the Stamford American International School are located nearby.
